Registration status. This project is not registered with TGRERA at the date of this page. Under the Real Estate (Regulation and Development) Act, a project cannot be advertised, marketed, booked or sold before registration. We publish the drawing set and approval position so you can follow it, and we will add the registration number here the day it is issued. Do not pay any amount, including an expression of interest amount, before you have seen the registration.
The five questions to ask before you pay anything
- What is the TGRERA registration number, and what completion date does it record.
- What is the base rate, and every other head on one sheet, including GST and registration.
- What is the RERA carpet area of the unit type you are considering, against the saleable area quoted.
- Is the clubhouse 50,000 sq. ft. as drawn or 80,000 sq. ft. as marketed, and what is sanctioned.
- If you pay an expression of interest amount now, on what terms is it refundable, in writing.

Questions buyers ask
What is the price at Dukes Deevyashakti Kokapet?
No price sheet has been issued. The project is collecting expressions of interest before RERA registration, and no rate, charge schedule or payment plan has been published. We will send you the sheet the day it exists rather than quoting a number now.
Should I pay an EOI amount?
Not before registration. Under the RERA Act a project cannot be marketed, booked or sold until it is registered, and money paid at this stage sits outside the protections the Act gives you. Ask for the registration number first, then decide.
What will the total cost include?
For a Kokapet tower of this scale, expect a base rate, floor rise, facing and corner charges, amenities and infrastructure, car parking, corpus, first year maintenance, legal charges, GST and registration. Ask for every head in writing on one sheet.
How do prices in Kokapet compare?
Kokapet launches in 2026 have ranged widely, from around 8,500 rupees per sq. ft. in the wider belt to 15,000 rupees per sq. ft. for branded towers on Golden Mile. Where this project lands is the developer's call and has not been announced.
When will the price be published?
Usually at or just after RERA registration, because that is when a developer can legally sell. Join the update list and we will send the sheet and the registration number together, with no call unless you ask for one.
